Residential Blocks

Block & Common Part Systems

Common part fire detection, door entry and CCTV for managing agents, freeholders and resident management companies across London.

The Requirement

Systems Under Scrutiny

Fire systems in residential blocks now face a level of scrutiny that did not exist a decade ago. Responsible persons are expected to hold current records, know what is installed, evidence that it is tested and maintained, and understand how the building's evacuation strategy actually works. Loose paperwork and a system nobody can fully account for is a genuine liability rather than an administrative untidiness.

Whether a block operates a stay put or simultaneous evacuation strategy is a decision arising from the building's fire risk assessment and construction, not something an installer decides. What we do is design, install and maintain a system that supports the strategy your fire risk assessment specifies, and tell you plainly if what is installed does not match what the assessment assumes.

Alongside fire sits the everyday security of a block: controlling who gets through the front door, handling deliveries and contractors without residents propping entrances open, and covering the car park, cycle store and bin areas where the majority of incidents in a block actually happen.

Recommended Stack

Typical Specification

Common Part Detection

Detection and alarm in common areas designed to BS 5839-1 and aligned with the evacuation strategy set out in the building's fire risk assessment.

Door Entry

Audio or video entry across cores, with handset or app answering, trade release arrangements and credentials that can be cancelled when a resident moves out.

Car Park & Stores

Camera coverage and controlled access to car parks, cycle stores and bin areas, which is where most incidents in a block occur.

Records & Servicing

Scheduled servicing with documentation you can hand to a fire risk assessor, an insurer or a resident committee without apologising for it.

Working In Occupied Blocks

Residents Live Here

Works in a block are works in people's homes. Notice given properly in advance, engineers who are presentable and identifiable, common parts left clean at the end of every day, and no fire alarm testing at seven in the morning or ten at night. Where a system has to be taken offline, temporary arrangements are agreed with the responsible person first rather than improvised.

Managing agents get a single point of contact, and residents get told what is happening before it happens rather than discovering it when the drills start.
