Croydon is the largest commercial centre in south London and behaves quite differently to the inner boroughs. The town centre carries a genuine office core, much of it 1960s and 1970s towers, alongside substantial retail. Along Purley Way and out toward Beddington sits a deep band of trade counters, warehousing, car dealerships and light industrial that serves a large part of south London and Surrey.

Outer London brings advantages and different risks. Buildings have yards, car parks, service areas and perimeters that inner London premises simply do not, which means perimeter protection, external detection and vehicle access control are genuinely relevant rather than theoretical. Trade counters and merchants carry portable, resaleable stock and are a recurring target for out of hours and vehicle assisted intrusion.

The older office stock is its own workstream. Many Croydon towers are being refurbished, reconfigured or converted, which brings ageing fire systems that need replacing rather than extending, riser space that was designed for a different era, and phased works around partial occupancy. We see a lot of takeovers here where a system has been maintained loosely for years and the paperwork does not match what is actually installed.
